Grandview Heights: Small City, Tight Lots
Grandview Heights packs a lot of homes into a small area, and asphalt paving here is mostly careful replacement on tight, long-established lots. The city covers about 1.32 square miles and counted 8,085 residents and 4,018 housing units in the 2020 census. It was originally part of Marble Cliff, which Wikipedia calls one of the first suburbs of Columbus. Grandview Heights became a village in 1906 and a city in 1931. We replace and resurface driveways, repair and sealcoat asphalt, and pave and stripe small lots for Grandview Heights homeowners, landlords and businesses.
Roughly 3,000 homes per square mile
With about 4,018 housing units on 1.32 square miles, lots here are close together. Many homes have a single-width driveway running along the side of the house to a garage in back, and some share a drive with a neighbor. On those jobs we measure carefully, bring compact equipment, protect foundations, fences and plantings on both sides, and slope the surface so roof and yard water runs to the street or a drain rather than into a basement.
An early parking lot city
The Bank Block, a strip of shops on Grandview Avenue built in 1927, was one of the first to include a parking lot and originally had 12 storefronts. Nearly a century later, small commercial lots along the avenue and side streets still carry steady traffic in a tight space. For business owners we patch potholes, mill and overlay worn surfaces, sealcoat and restripe stalls and accessible spaces, often in sections or after hours so customers can still park.
Old drives and old bases
The city had 489 residents in 1910 and 8,460 by 1970, so much of the city was built out by 1970. Driveways on houses that old have usually been replaced or overlaid several times, and the original base may be thin or mixed with soil. If the surface is cracked across its width or sinking at the garage, more asphalt on top will not last. We remove the old material, rebuild the stone base and repave. If the base is still firm, a resurfacing overlay is a sound, lower-cost choice.
What we do in Grandview Heights

- Sealcoating and crack filling: protection for sound pavement
- Small lots: paving, patching and striping for shops, offices and rentals
Planning the day
Streets here are narrow and often lined with parked cars, so we work out truck access and timing with you ahead of time and let you know when the driveway can be used again. If the work touches the apron, curb or public walk, we check what the city requires first. Call (614) 963-2681 to set up a free estimate.
