Driveways in a Planned Suburb

Upper Arlington began in 1913, when developers bought 840 acres and built to a plan by landscape architect William Pitkin Jr. inspired by the Garden City movement, and asphalt paving here has to fit that established character. Curving streets, mature trees and houses set on landscaped lots mean driveway work is about precision as much as pavement. We replace and resurface driveways, repair damage, sealcoat, and handle lots for churches, schools and small businesses throughout Upper Arlington.

Working around mature trees

In neighborhoods that are a century old, trees are often older than any driveway. Roots spread under pavement, lift it and crack it, and heavy equipment can damage roots if a crew is careless. We plan access and staging so trucks stay off root zones where possible, hand-work around trunks, and avoid deep excavation near large trees unless the base truly needs it. Where roots have already pushed up the asphalt, we cut out that section and rebuild it rather than paving over the bump.

Post-war neighborhoods north of Lane Avenue

The city's two largest annexations, in 1954 and 1955, nearly doubled its area as post-war housing spread north of Lane Avenue. Many of those homes now have driveways that have been patched and overlaid through several owners. Layer upon layer raises the surface and traps water at the garage, where it seeps under the slab edge. We often remove the old layers down to the base, correct the grade and repave so the driveway meets the garage and walk cleanly.

River and quarry ground

Upper Arlington is bordered on the west by the Scioto River and on the south by Marble Cliff and Grandview Heights. The original land was directly next to the Marble Cliff Quarry Co., a reminder that limestone sits close to the surface in parts of this area. Shallow rock can change how deep we dig for a base and how water drains through the soil, so we probe and look at existing conditions during the estimate rather than assume.

What homeowners ask us for here

  • Full driveway replacement with a new compacted stone base
  • Resurfacing over drives whose base is still sound
  • Apron and edge repairs at the street
  • Crack filling and sealcoating on a regular cycle
  • Small lot paving and striping for churches, offices and shops

Planning the job

Many Upper Arlington streets are narrow and lined with parked cars, so we plan truck access and timing with you ahead of the work day. If the job touches the apron, the curb or the public walk, we check the city's requirements before we schedule. Call (614) 963-2681 for a free estimate.

Upper Arlington Questions

Will repaving damage the big tree next to my driveway?

We plan to protect it. We keep heavy equipment off the root zone where we can, hand-work near the trunk and avoid digging deeper than the job needs.

Why is there a lip where my driveway meets the garage?

Repeated overlays raise the surface over time. We can remove old layers and repave at the correct height so water does not run toward the garage.

Can trucks get to houses on narrow Upper Arlington streets?

Usually, with planning. We look at access during the estimate and schedule around parking and traffic.
